The average transacted price at Verticas Residensi, Bukit Ceylon remained unchanged at RM1.2 million from 2023 to 2024. Non-landed residential properties within a radius of 1.5km around Verticas Residensi span approximately 11.99 acres, or 21.05% of the area (source: EdgeProp EPIQ).
According to Ann Ong (PEA 3506) (010-280 2014) of PropNex Realty Sdn Bhd, the buyer felt it was a good purchase for both investment and own stay, offering strong potential return on investment. The seller, a foreign investor, cashed out of the market.
Ong also concluded another deal at Verticas Residensi in April.
As of mid August, there were 44 sale listings on EdgeProp at Verticas Residensi, with an average asking price of RM1,689,060.48 or RM775.50 psf, based on built-ups ranging from 1,400 to 4,452 sq ft. For rentals, there were 23 listings, with an average monthly rent of RM5,739.13 or RM3.30 psf, based on built-ups ranging from 700 to 2,416 sq ft.
