The average transaction price for Serai Bukit Bandaraya was RM1,644 psf, based on EdgeProp’s data for the past 48 months. Historically, the highest price recorded in EdgeProp was RM1,868 psf in December 2021 for a 6,759 sq ft unit, and the lowest was RM1,489 psf in Aug 2023 for a 3,929 sq ft unit.
According to TH Lee Teck Han (REN 05564) (016-220 0986) of Propnex Realty Sdn Bhd, the buyer was drawn to the higher floor unit with its unblocked view, deeming it an excellent deal. The seller, a foreigner returning to his home country, was willing to let it go at a lower price partly because his personal connection with the buyer.
As of end-August, there were 38 sale listings on EdgeProp at Serai Bukit Bandaraya, with an average asking price of RM9,864,736.84 or RM1,742.20 psf, based on built-ups ranging from 4,025 to 6,913 sq ft. For rentals, there were two listings, with an average monthly rent of RM20,500 or RM4.60 psf, based on built-ups ranging from 4,025 to 4,945 sq ft.
