Around UOA Business Park, the average transacted price of commercial units dropped from RM1.1 million in 2023 to RM968,000 in 2024 (source: EdgeProp EPIQ).
According to May Wong (REN 06803) (012-740 5522) of The Roof Realty Sdn Bhd, the tenant liked the UOA Business Park office because of its prime location, and the Grade A status of the building. The tenant also felt that the rental price was good. The agent added that the owner was happy with the tenant.
As of end-August, there were 26 sale listings on EdgeProp at UOA Business Park, with an average asking price of RM27,486,348.46 or RM1,071.2 psf, based on built-ups ranging from 1,227 to 300,000 sq ft. For rentals, there were 57 listings, with an average monthly rent of RM36,451.83 or RM5.90 psf, based on built-ups ranging from 1,350 to 20,000 sq ft.
