KUALA LUMPUR (Sept 23): Equalbase Development Pte Ltd and Sunway Group, joint-venture partners behind the 103° Free Commercial Zone (FCZ), have signed a long-term lease agreement with GXO Logistics Inc for the entire 720,000 sq ft warehouse facility at Phase 1 of the 103° FCZ in Johor. The industrial project is within Sunway City, Iskandar Puteri, and with GXO’s entry, both Warehouses 1 and 2 under Phase 1 are now fully leased.
The facility under construction will serve as GXO’s regional logistics hub, supporting supply chain operations for its customers across Southeast Asia. Located within the Johor-Singapore Special Economic Zone (JS-SEZ), the GXO facility is designed to international standards in health, safety, compliance and sustainability. The lease enables GXO to offer duty-free logistics solutions and enhanced cross-border trade with Singapore.
GXO's president of the Americas and Asia-Pacific, Jorge Guanter, said in a statement: “This new, modern site represents our expanding business in the region and further adds to our global capabilities in the Johor-Singapore Special Economic Zone. Along with its advanced logistics capabilities and superior safety and sustainability credentials, the site allows GXO to offer valuable free trade zone benefits to customers that need to import, store and export goods without incurring customs fees. Our new facility gives brands the flexibility and value they need while taking the complexity out of their global supply chain.”
The 103° FCZ project is jointly developed through a strategic partnership between Singapore-based Equalbase and Malaysia’s Sunway Group. It is sited on 55 hectares with a gross development value of RM8 billion.

The overall project is expected to create thousands of jobs in Johor, including roles in operations, supply chain management and green logistics services.
Equalbase has had a presence in Malaysia since 2011 and has delivered large-scale logistics facilities in Johor and Penang. In 2022, it became the first Singaporean real estate firm to co-own a free commercial zone through its joint venture with Sunway.
