SEMENYIH (Sept 26): Majestic Labs, located within the Eco Majestic township, saw its soft opening today, while welcoming a strong mix of tenants.

First-day openings include IKEA, Nando’s, Canton Boy, Chef Kecik, Hock Kee, Melody Kindyland, Believe Fitness, Xiaomi, Claviera, Focus Point, and Caring Pharmacy, with eight more tenants set to commence operations over the next month. 

EcoWorld divisional general manager Evon Yap said Majestic Labs has attracted tenants ranging from dining and retail to education and fitness.

The Eco Majestic sales gallery will also relocate here, occupying about 4,300 sq ft, reinforcing the site as both a customer touchpoint and a community destination.

IKEA’s pop-up strengthens southern corridor presence

IKEA Malaysia has introduced its latest pop-up store at Majestic Labs, reflecting the company’s strategy to better serve the growing southern Klang Valley market.

It follows earlier pop-up openings at Sanctuary Mall Eco Sanctuary, Lotus’s Seremban 2, Selayang Mall, Quill City Mall, AEON Mall Bukit Raja Klang, and AEON Mall Anggun Rawang.

IKEA Malaysia country retail director, Malcolm Pruys said the location addresses a long-recognised challenge—accessibility. “We know people no longer want to travel long distances, and the southern Klang Valley corridor is a rapidly expanding market with many new master-planned townships such as Eco Majestic,” he explained.

The pop-up offers customers the full IKEA experience in a compact format. Visitors can browse and purchase from IKEA’s entire catalogue of 9,000 products while exploring specialised services such as kitchen and wardrobe planning. Orders can be collected directly from the site’s car park or delivered to customers’ homes.

Pruys highlighted that extensive market research, supported by EcoWorld, informed the decision to open in Semenyih. “Working with Eco Majestic gave us valuable insights into local demographics—age groups, ethnic composition, and lifestyle needs—which helped us decide what to feature in the pop-up,” he said.

He praised EcoWorld as a collaborative partner, noting its role in preparing the site and ensuring the right product mix. “They’ve been fantastic in helping us meet our requirements and bring this project to life quickly,” Pruys added.

Positioned as more than a retail outlet, the IKEA pop-up aims to be a community gathering point. Pruys expects it to attract not only Eco Majestic residents but also visitors from neighbouring areas such as Seremban. 

“Majestic Labs offers great food options, recreational spaces like the lakeside park and football pitches, and a sense of community. It’s a wonderful meeting place for people from 20 to 30 minutes away,” he said.

The new store underscores IKEA’s commitment to making its products and services more accessible while supporting Eco Majestic’s growth as a vibrant regional destination.

Diverse tenants emphasise community living

Spreading the healthy lifestyle, local brand Believe Fitness has opened a 7,000 sq ft centre at Majestic Labs and is phasing in additional equipment next week. 

Believe Fitness club manager, Jack Zaidan said the gym has been running community-focused initiatives such as free Sunday Zumba sessions that attract more than 100 participants, and plans to introduce morning, lunchtime and evening group classes, family programmes and internal fitness challenges. 

Believe Fitness is actively expanding—having recently entered the Indonesian market while maintaining a presence in Johor. It also intends to roll out more community-based gym centres within Eco Majestic, and beyond.

Meanwhile, Chef Kecik—a brand created by founder Chef Rahmat to share his love of baking and bring joy through his creations—will open tomorrow with its largest outlet to date, spanning 5,000 sq ft. 

Chef Rahmat told EdgeProp that with the strong presence of food and beverage operators at Majestic Labs, he viewed the hub as an ideal setting to attract a wide customer base. 

He highlighted the township’s central location and active community spaces, such as the lake and football pitch, which make it a natural gathering place for families. 

The café aims to serve both Eco Majestic residents and visitors from neighbouring districts. Expansion plans include an outlet at Kuala Lumpur Golf & Country Club (KLGCC) and another Eco World-related project that remains under wraps.

Hong Kong-style eatery Canton Boy’s manager Nurul Farahiyah Zulkipli said it adds to the culinary mix, positioning itself as a casual gathering spot for families and friends, citing the strong pull that Majestic Labs has towards families.

Education is another important segment within good townships. Melody Kindyland business development manager, Frederick Wong said the group selected Majestic Labs and Eco Majestic for its well-planned environment and growing population of young families. Melody Kindyland’s new centre intends to complement its early-education services with community programmes such as parenting workshops to strengthen ties among residents. 

“We found that Eco Majestic is not only Malaysia’s largest strata-titled township but also a well-planned, mature community with excellent facilities,” Wong said. “More importantly, it is home to many young families who place a high value on quality early education.”

He commended the Eco Majestic team for their efficiency, strong execution, and willingness to assist, noting that their efforts go beyond property development to creating a vibrant, connected community.

“At Melody Kindyland, our foremost commitment is to provide high-quality early education,” Wong said. “We also look forward to offering opportunities for families to connect through community activities such as parenting workshops. Our aim is to be a trusted partner to families, supporting every child’s holistic development while building lasting relationships,” Wong added.

A self-sustaining township

Launched in 2014, Eco Majestic is Malaysia’s largest strata-titled township and continues to evolve as a self-contained, mixed-use community. 

Yap highlighted that Majestic Labs is designed to become a focal point where retail, dining, education and wellness converge, drawing visitors from Semenyih and the wider Klang Valley.
