Based on a 1km radius from the point of Jalan Rukun, Ijok, the average transacted price of properties increased to RM3.8 million (RM149 psf) in 2024 from RM2.4 million (RM71 psf) in 2023. Industrial land spans approximately 48.21 acres, or 4.95% of the area (source: EdgeProp EPIQ).
According to Eleen Ooi (PEA 3651) (012-282 9900) of CBD Properties Sdn Bhd, the buyer was attracted by the land's strategic location and reasonable price. The previous owner sold the land as he wanted to cash out to retire.
As of end-September, based on 100 sale listings on EdgeProp for Ijok industrial land, the average asking price was RM31,378,703.45, based on land sizes ranging from 85,236 to 1,084,644 sq ft. For rentals, there were seven listings, with an average monthly rent of RM13,142.86, based on land sizes ranging from 43,560 to 65,340 sq ft.
