Using a 1km radius from the point of Jaya One, the average transacted price in the area declined to RM533,000 in 2024 from RM13 million in 2023, but psf price increased to RM567 from RM457 in the same period. (source: EdgeProp EPIQ).
According to May Wong (REN 06803) (012-740 5522) of The Roof Realty Sdn Bhd, the tenants said they were attracted to the unit because of its convenient location and felt that the rental price was reasonable for the area. The owner was happy to find a tenant for the vacant lot.
As of the first week of October, there were 33 sale listings on EdgeProp in Jaya One, with an average asking price of RM10,402,920.36 or RM683.20 psf, based on built-ups ranging from 900 to 30,045 sq ft. For rentals, there were 29 listings, with an average asking price of RM13,941.31 or RM4.30 psf, based on built-ups ranging from 706 to 26,000 sq ft.
