The average transacted price for Residensi 22 condominium in Mont’Kiara was RM1,009 psf, based on EdgeProp’s data for the past 48 months. Historically, the highest price recorded on EdgeProp was RM1,527 psf in June 2018 for a 2,973 sq ft unit, and the lowest was RM513 psf in May 2023 for a 2,045 sq ft unit.
According to Lucas Liew (REN 29489) (011-262 62156) of Prestige Realty, the buyer was attracted to the unit because of its abundance of natural light and pleasant view, noting that it was a good deal given the limited supply of units, especially on the higher floors. The previous owners decided to sell the property because they were moving abroad.
As of the first week of October 2025, there were 17 sale listings on EdgeProp at Residensi 22, with an average asking price of RM2,970,411.76 or RM1,081.03 psf, based on built-ups ranging from 1,878 to 3,163 sq ft. For rentals, there were a total of 17 listings, with an average asking price of RM11,029.24 or RM4.61 psf, based on built-ups ranging from 1,878 to 3,061 sq ft.
