According to EdgeProp EPIQ, Bukit Damansara recorded an average price range of RM688 per sq ft (psf) over the past 48 months. The historical peak was RM2,006 psf in March 2007 for a 1,994-sq ft unit, while the lowest recorded price was RM142 psf in June 1997 for an 8,579-sq ft unit. Landed properties, which constitute 90.9% of the area, saw their average transacted prices increase from RM3.8 million in 2022 to RM4.1 million in 2023, and further to RM5.2 million in 2024. However, on a psf basis, prices declined from RM802 in 2022 to RM727 in 2023 before rebounding to RM839 in 2024.
According to Joshua Selvan (REN 34563) (017-613 3357) of Tech Real Estate (SJ) Sdn Bhd, the buyer was drawn to the property’s elevated position above road level, which offered added privacy. He noted that it was located on a choice street within the area, with few comparable units available for sale. The previous owners decided to sell as the property was inherited and they already owned other homes.
As of the later part of October, based on 100 sale listings for landed properties on EdgeProp in Bukit Damansara, the average asking price was RM7,589,200 or RM1,321.9 psf, based on built-ups ranging from 1,870 to 15,134 sq ft. For rentals with 43 listings, the average asking price stood at RM23,176.74 or 3.8 psf, based on with a built-ups ranging from 1,920 sq ft to 13,120 sq ft.
