According to EdgeProp EPIQ, within a 1km radius of Persiaran Bestari, the average transacted price in Seksyen 7 Shah Alam, showed a steady upward trend—increasing from RM501,000 in 2022 to RM553,000 in 2023, and further to RM710,000 in 2024. The price per square foot (psf) also climbed from RM251 psf in 2022 to RM312 psf in 2023, and RM371 psf in 2024.

According to Azwan Kamal (REN 74843) (010-841 4014) of Maxxan Realty Sdn Bhd, the buyer liked that the unit was an end-lot, noting that it was a good deal because of the house’s strategic location within a very mature area and open facing. The previous owner sold the property as no one was staying in it anymore.

As of the later part of October, based on 100 sale listings on EdgeProp at Seksyen 7 Shah Alam, the average asking price was RM875,732.00 or RM398.30 psf, based on built-ups ranging from 1,400 to 4,000 sq ft.
