According to EdgeProp EPIQ, within a 1km radius from the point of Jalan P2/19A, the average transacted price of the commercial segment increased from RM1,100,000 in 2022 and 2023 to RM1,400,000 in 2024. On a per-square-foot (psf) basis, prices rose from RM617 psf in 2022 to RM692 psf in 2023, to RM798 psf in 2024.
According to Toji Ng (REN 01616) (016-333 2898) of Gather Properties Sdn Bhd, the buyer was attracted to the factory’s rare two-storey corner layout, 5,340 sq ft built-up area on nearly 12,000 sq ft of land, dual access points, and freehold tenure. These features aligned with his plan to establish a workspace and logistics hub.
The RM5.2 million transaction reflected both the property’s unique characteristics and the strength of Kajang’s industrial market, with the buyer securing a facility suited for long-term growth and the seller achieving a premium return. The previous owner decided to sell the factory as part of a strategic portfolio realignment to capitalise on strong market demand and reinvest in new ventures.
As of late-October, based on 99 sale listings on EdgeProp at Bandar Teknologi Kajang, the average asking price was RM11,956,994.59 or RM545.63 psf, based on built-ups ranging from 3,000 to 168,000 sq ft. Based on 91 rental listings, the average rate was RM24,920 or RM2.18 psf based on built-ups ranging from 3,000 to 130,000 sq ft.
