According to EdgeProp EPIQ, the average transacted price for non-landed homes within Desa ParkCity rose from RM1.2 million in 2022 to RM1.5 million in 2023, before surging to RM2.4 million in 2024. On a per-square-foot (psf) basis, prices charted a consistent increase from RM899 in 2022 to RM1,000 in 2023 to RM1,200 in 2024.
According to Lucas Liew (REN 29489) (011-262 62156) of Prestige Realty, the buyer was drawn to the unit’s layout and its permanent unblocked view, noting that it was a good deal given its rarity—with fewer than 15 similar homes available then in a building comprising 537 units. The previous owners were selling the property as they were looking to upsize.
As of the beginning of November, based on 49 sale listings on EdgeProp at Park Place, the average asking price was RM2,424,612.24 or RM1,494.60 psf, based on built-ups ranging from 1,152 to 2,390 sq ft. Based on 47 rental listings, the average monthly rate was RM9,565.96 or RM5.80 psf with built-ups from 1,109 to 3,723 sq ft.
