According to EdgeProp EPIQ, within Mont'Kiara, the average transacted price of the non-landed homes increased from RM1.4 million in 2022 and 2023 to RM1.5 million in 2023, and RM1.7 million in 2024. On a per-square-foot (psf) basis, prices rose from RM723 in 2022 to RM779 in both 2023 and 2024.
According to Kevin Teh (REN 02206) (013-555 7333) of Tech Realtors Properties Sdn Bhd, the buyer was attracted to the unit’s renovated condition, which required minimal additional work, and found the floor level ideal. It was considered a good deal as the buyer was seeking a hassle-free investment, while both parties were ready to reach an agreement promptly. The previous owner was migrating overseas and looking to cash out quickly.
As of the beginning part of November, based on 33 sale listings on EdgeProp near La Grande Kiara condo, the average asking price was RM995,424.21 or RM480.34 psf, based on built-ups ranging from 1,980 to 2,039 sq ft. Based on 13 rental listings, the average monthly rate was RM4,430.77 or RM2.27 psf based on built-ups ranging from 1,911 to 2,000 sq ft.
