According to EdgeProp EPIQ, the average transacted price for non-landed homes within Desa ParkCity rose from RM1.2 million in 2022 to RM1.5 million in 2023, before surging to RM2.4 million in 2024. On a per-square-foot (psf) basis, prices charted a consistent increase from RM899 in 2022 to RM1,000 in 2023 to RM1,200 in 2024.

According to Lucas Liew (REN 29489) (011-2626 2156) of Prestige Realty, the buyer was attracted to the unit’s squarish layout and the rare feature of two additional balconies in the bedrooms. The previous owners decided to sell as they were upgrading to a larger property.

As of the beginning of November, based on 33 sale listings on EdgeProp at Park Place, the average asking price was RM2,488,666.67 or RM1,445.80 psf, based on built-ups ranging from 1,152 to 2,390 sq ft. Based on 18 rental listings, the average monthly rate was RM10,572.22 or RM6.10 psf with built-ups from 1,109 to 3,723 sq ft.
