According to EdgeProp EPIQ, the average transacted price for landed homes (no data on residential land) within Jalan Cahaya, Sungai Penchala, rose from RM3.1 million in 2023 to RM3.2 million in 2024. On a per-square-foot (psf) basis, prices increased from RM944 in 2023 to RM958 in 2024.
According to Akmar Ramli (REN 42138) (019-633 9024) of IQI Realty Sdn Bhd, the buyers liked the land for its convenient location near their current home. The previous owners decided to sell so as to purchase another property.
As of the beginning of November, based on 39 sale listings of residential land on EdgeProp at Jalan Cahaya, the average asking price was RM5,004,208 based on land areas ranging from 5,995 to 48,975.79 sq ft.
