According to EdgeProp EPIQ, the average transacted price for non-landed homes within Cyberia SmartHomes, declined from RM408,000 in 2023 to RM329,000 in 2024. On a per-square-foot (psf) basis, prices charted a drop from RM221 in 2023 to RM197 in 2024.
According to Alan Lai (REN 08653) (016-785 5250) of GT Nelson Realty Sdn Bhd, the buyer, a first-time homeowner, was drawn to the unit’s courtyard garden, swimming pool view, and serene garden scenery from the living hall. The previous owner, a retiree, decided to sell as the property was too far for him to manage.
As of the beginning of November, based on 10 sale listings on EdgeProp at Cyberia SmartHomes, the average asking price was RM411,400 or RM209.08 psf, based on built-ups ranging from 800 to 2,185 sq ft. Based on one rental listing, the average monthly rate was RM1,800 or RM1.13 psf with a built-up of 1,600 sq ft.
