SHAH ALAM (Nov 26): S P Setia Bhd is preparing for the launch of its latest premium residential phase, Casa D'Arcadia, within the arts-inspired township of Setia AlamImpian.
Scheduled for December 2025, this launch is part of the group's ongoing development plans extending into the financial year 2026. Casa D'Arcadia is projected to have a GDV of approximately RM121.5 million.
Casa D'Arcadia is designed as a low-density precinct, featuring a total of 172 premium homes. The product mix consists of 118 semi-detached homes and 54 villas, characterised by a resort-like ambiance that is described as lush, serene, and unhurried. The architectural theme for this limited-edition series emphasises modern living with tropical influences.
The first sub-phase will introduce 28 three-storey semi-detached units (equipped with private lifts) and 12 two-storey semi-detached units.
Built-up areas:
- Three-storey units: between 4,280 and 4,393 sq ft.
- Two-storey units: between 3,345 and 3,347 sq ft.
The units feature design elements such as large overhangs and windows, with roofline modulation contributing to a tropical aesthetic. Units in Casa D'Arcadia will incorporate Setia eGreen Living features, including EV ports, solar panels, Box 366, smart home systems, and rainwater harvesting systems.

The upcoming launch follows encouraging take-ups and steady demand for previous residential offerings in the township, such as Ferrous 3, Hamlet, and the recent soft launch of Casablanca 4.
During a township tour today, S P Setia executive vice-president, Razly Mohammad Rus, affirmed the group's confidence. "The success of Setia AlamImpian is a testament to our quality products, and our vision in creating sustainable communities and enriching lifestyles," he stated. Razly noted that the favourable response to previous launches, many of which have achieved 100% take-up rates.

He further elaborated on the target demographic for Casa D'Arcadia's sizeable 50'x70' semi-detached units, which include "upgraders, multigenerational families and high-net worth professionals", positioning the properties to appeal to both investors and owner-occupiers. S P Setia is also planning future launches, including Ferrous 4, slated for next year.
Setia AlamImpian, situated in Sekyen 35, Shah Alam, is a freehold township spanning 1,235 acres.
Originally launched as Alam Impian in November 2006 by I&P Group Sdn Bhd, the township was renamed Setia AlamImpian following the merger between S P Setia and I&P Group in 2017. With an expected completion in 2036, the development is projected to house over 80,000 residents across 20,000 residential units and carries a total GDV of RM8.2 billion.
