According to EdgeProp EPIQ, within a 0.5km radius of Jalan Goh Hock Huat, Klang, the average transacted price for the commercial segment was RM616,000 or RM876 per square foot in 2024.
According to Royston Lau (E 2988) (016-221 9389) of IQI Realty Sdn Bhd, the buyer was attracted to the unit because it was a freehold property located in the Klang town, with strong potential as a long-term investment. He also felt it was a good deal, noting that similar properties were being offered at around RM650,000, and that the bank had indicated a higher value than the transacted price. The previous owners, who inherited the property from their parents, decided to sell it in order to pursue other investment opportunities.
As of end-November, based on 15 sale listings on EdgeProp at Jalan Goh Hock Huat, the average asking price was RM3,064,533.33 or RM283.50 psf, based on built-ups ranging from 1,600 to 6,400 sq ft. Based on 14 rental listings, the average monthly rate was RM9,176.92 or RM2 psf with a built-up at 1,600 sq ft.
