According to EdgeProp EPIQ, within a 0.5km radius of Hicom Glenmarie Industrial Park, the average transacted price for commercial properties was RM2.1 million or RM1,200 in 2024.
According to Paul Lim (REN 21542) (013-333 4993) of IQI Realty Sdn Bhd, the buyers were seeking a suitable property to expand their business. They considered the purchase a good deal, noting that the asking price of RM11 million was negotiated down, making it a fair deal for a freehold property of such a large size in a prime location. The previous owners sold the property because it was not suitable for their use.
As of end-November, based on 82 sale listings on EdgeProp of Hicom Glenmarie Industrial Park factories, the average asking price was RM4,919,792.68 or RM1,982.60 psf, based on built-ups at 1,872 to 11,233 sq ft. Based on 31 rental listings, the average monthly rate was RM9,673.55 or RM6.90 psf based on built-ups ranging from 1,540 to 26,976 sq ft.
