In an age where industries shift from manual to digital, production lines today run not just on steel and labour, but more and more on intelligence and data too. Hence, these days, business owners and investors are looking beyond manufacturing factories and assembly plants—they are looking for infrastructure to optimise cost effectiveness, and maximise market reach.
Master-planned to meet this rising demand, Eco Business Park (EBP) 7—a new-generation hub—is redefining how industrial spaces look like—inside and outside.
More than another address for factories and warehouses, EBP 7 is a purpose-built ecosystem designed to serve the next wave of manufacturing, logistics, digital, and high-tech ventures—from biotechnology, pharmaceutical, and halal-certified industries, to advanced electronics, and aerospace.
Owned by Eco Business Park 7 Sdn Bhd, a tripartite alliance combining private-sector execution with state-level coordination, EBP 7 is underpinned by the development expertise of Eco World Development Group Bhd, the resources of SD Guthrie Bhd, and the government’s support through NS Corporation Sdn Bhd.
Malaysia Vision Valley 2.0: a strategic advantage
One prestige that EBP 7 brings to the table is its position in the Malaysia Vision Valley (MVV) 2.0. Sited in the Port Dickson district, EBP 7 is anchored within the heart of the development corridor in Negeri Sembilan. In fact, it is the first industrial park in Parcel C of the economic region.
Covering about 380,000 acres across Seremban, Nilai, and Port Dickson, MVV 2.0 is a national initiative to spearhead industrial and commercial expansion on the west coast of Peninsular Malaysia.
With its strategic position at the border of the southern Klang Valley, MVV 2.0 stands to benefit from the spillover effects of Greater Kuala Lumpur’s growth.
Comprehensive connectivity
Leveraging the MVV 2.0 factor, EBP 7 opens the door to regional and global market access via a comprehensive network of transportation connectivity.
Firstly, EBP 7 enjoys seamless road accessibility across Peninsular Malaysia through two existing regional highways: North–South Expressway Central Link (ELITE), and North–South Expressway (NSE). In addition, the park also benefits from planned access via the Nilai–Labu–Enstek Expressway. Besides a direct route to Port Klang, EBP 7 is one of the nearest industrial parks to the Kuala Lumpur International Airport (KLIA), offering strategic advantages for logistics players, and export-oriented industries.
Proximity to thriving manufacturing hubs
As part of an integrated business park and regional economic corridor, EBP 7 gives every operator here the privilege of cross-industry logistics to facilitate collaborations and inter-business support.
Notably, one of EBP 7’s most strategic advantages is its proximity to the emerging Halal Business Hub within MVV 2.0. For manufacturers seeking to meet international halal standards, being close to these certification bodies, compliant suppliers, and established processing facilities significantly reduces time-to-market and export readiness performance.

Sustainable, smart, resilient infrastructure
Designed with sustainability and smart infrastructure that align with environmental, social and governance (ESG) standards, EBP 7 is backed by highspeed broadband, and advanced telecommunications.
To support cleaner, energy-efficient environments, EBP 7 is equipped with rainwater harvesting systems, and solar-powered street lighting. Employing the passive design, each plot is oriented to minimise heat gain, and maximise natural airflow and daylight.
To mitigate unforeseen disruptions, the park is also designed to ensure virtually uninterrupted water and electricity supply. A flood and climate-monitoring network further ensures production lines are unaffected by the monsoon season or extreme weather.
A multi-tier security system further seals EBP 7’s value. Besides a gated-and- guarded compound, CCTV surveillance, and 24/7 monitoring, the quality of protection notches up with specially-trained personnel, and auxiliary police patrols.
People-centred
Unlike typical industrial areas, EBP 7 is not just focused on functionality, but form too. Starting from its statement entrance, the park welcomes the workforce and visitors with an arch sporting a contemporary design inspired by nature.
Inside, work spaces and buildings with elegant facades are interspersed with ample green pockets, including a 60-acre green lung that promotes biodiversity, and regulates temperatures.
There are even jogging and cycling tracks to let people enjoy the nature-rich surroundings, not to mention landscaped boulevards and commercial amenities to provide for daily needs, and create a human-centric work environment.
Flexible layout options
Spanning across 1,195 acres of freehold land, EBP 7 carries an estimated gross development value of RM2.95 billion.
Catering to all business sizes, its offerings range from ready-built factory units to customisable industrial land.
In phase one, the cluster factories have a land size of 60ft by 100ft, and 60ft by 120ft, with built-ups of 3,300 sq ft and 3,900 sq ft respectively. There are a total of 196 units with prices starting from RM1.9 million.
Businesses that require a larger production space can look at the semi-detached factories providing land sizes of 75ft by 140ft, with a built-up of 5,900 sq ft. Priced from RM3 million, a total of 80 units are up for grabs.
Big manufacturing plants, warehouses, logistics and distribution centres looking for land plots have choices of 1–5 acres, with prices starting from RM75 psf.
To complement its ecosystem for high-growth industries, EBP 7 hosts a business incubator—a dedicated space designed to nurture startups and emerging enterprises. Purposed as a launchpad for startups and innovators, it offers shared facilities, mentorship, and access to strategic networks.
For small and medium enterprises looking to scale sustainably, the park represents an attractive balance between infrastructure, accessibility and affordability.
For sectors such as advanced manufacturing, biotechnology, and digital technology, it provides the bridge between research and real-world production—turning ideas into scalable, market-ready ventures.

Already 85% taken up
Planned across a nine-year horizon, EBP 7’s first phase was launched on Nov 2025, with full completion expected in Nov 2028.
As a testament to its relevance and quality, units in its first phase have already been 85% taken up to date.
Among them, in early November, industrial adhesives and sealants company Techbond Group Bhd has acquired three parcels of industrial land here for a total of RM27.76 million.
“While the plots may serve as an investment in the near term, the company views them as strategic assets offering flexibility for future development or operational relocation,” said EdgeProp.my in its report.
Indeed, for companies looking to anchor their operations in a forward-looking industrial hub that combines connectivity, purpose-built infrastructure and sustainability, EBP 7 is one that will tick your criterias and offer you so much more.
