The transaction was viewed as a good deal as the buyer acquired a fully renovated unit amid an upward trend in rental yields at KL Eco City. The previous owner decided to sell in order to capitalise on the unit’s appreciated value, noting that it had maintained strong tenancy, positioning it as an attractive investment property.
Based on EdgeProp EPIQ’s average transacted price data, commercial values within Menara 1 @ KL Eco City and its 0.5km radius reached RM4.5 million in 2024, equivalent to RM952 psf, compared with RM875 psf previously in 2023.
As of end-December, based on *two sale listings on EdgeProp at Menara 1 @ KL Eco City, the average asking price was RM1,340,000 or RM1,131.70 psf, based on built-ups of 1,035 and 1,370 sq ft. Based on *12 rental listings, the average monthly rate was RM25,107.50 or RM6 psf based on built-ups of 1,035 to 7,986 sq ft.
