He considered it perfect for his family with aged parents, and felt that the purchase was worth every sen. The previous owners shared that they were selling the unit to downsize following their children’s move overseas.
A transaction dated July 22, 2024, involved a semi-detached house at Kemensah Mewah. The property had a land size of 3,552.12 sq ft and was transacted at RM1.7 million, translating to a price of RM478.59 psf (source: EdgeProp EPIQ).
As of early-March, based on *19 sale listings of bungalows on EdgeProp at Kemensah Residency, the average asking price was RM3,679,888.84 or RM496.3 psf based on land sizes ranging from 3,520 to 8,200 sq ft. There was *one rental listing for a bungalow with an asking monthly rate of RM15,000 or RM2.12 psf based on a land size of 7,080 sq ft.
