According to Vince Tan (PEA 2949) (019-238 1068) of Kommons Realty Sdn Bhd, the buyer liked that the unit was brand new and attractively priced. He also felt that the property can be rented out at a good rate. The property was on the market for about a month before being sold. The previous owner did not want to manage the property anymore, leading to its disposal at a competitive price.
A transaction dated Nov 19, 2025 involved a 1,367.03 sq ft unit at Residensi Astrea, Mont’Kiara, changing hands for RM1 million. This translated to RM731.51 per sq ft (source: EdgeProp EPIQ).
As of end-March, based on *15 sale listings on EdgeProp at Residensi Astrea, the average asking price was RM1,419,333.33 or RM938.60 psf, based on built-ups ranging from 1,364 to 1,862 sq ft. Based on *14 rental listings, the average asking rate was RM6,927.71 or RM4.20 psf, based on built-ups ranging from 1,364 to 1,859 sq ft.
