According to Daniel Chok (REN 04249) (012-298 6269) of MP Global Realty Sdn Bhd, the buyer said it was a “love at first sight” decision, driven by the unit’s best-in-class layout and unobstructed open views of KLCC Park. They noted that compared to other units in The Troika, this unit stood out for its functionality, brightness, and well-maintained condition, having already undergone renovation and still in mint condition. The owner sold the unit as it was rarely occupied and wanted to cash out for other purposes.

A transaction dated Dec 29, 2025 involving a 2,906.28-sq ft The Troika serviced apartment unit changed hands at RM2.5 million, translating to a price of RM860.21 psf (source: EdgeProp EPIQ). 

As of mid-April, based on *68 sale listings on EdgeProp at The Troika, the average asking price was RM3,813,441.40 or RM1,290.30 psf, based on built-ups ranging from 989 to 5,858 sq ft. Based on *29 rental listings, the average asking monthly rental rate was RM13,062.07 or RM4.50 psf, based on built-ups ranging from 989 to 5,858 sq ft.
