PETALING JAYA (April 24): JLL Malaysia has brokered a 15,000 sq ft lease at Pavilion Bukit Jalil for ACTIVATE, a live-action gaming entertainment concept from North America, in what will be the brand's first outlet in Asia. The location is set to open on May 2, this year.

The space, which positions ACTIVATE as a mini-anchor tenant at the Bukit Jalil mall, is among the brand's largest outlets globally. ACTIVATE currently operates across North America, Europe and the Middle East.

The facility will feature multiple technology-driven gaming environments including laser maze navigation, strike precision challenges, synchronised basketball and directional maze experiences — all designed around physical movement, teamwork and problem-solving.

JLL Malaysia's Capital Markets and Leasing teams, working in conjunction with its Singapore Retail Leasing team, conducted an extensive search across premium retail locations in Kuala Lumpur before recommending Pavilion Bukit Jalil. 

The mall's family-oriented catchment, accessibility and positioning as a lifestyle destination were cited as the key deciding factors.

JLL Malaysia senior director of capital markets Keith Eng, said the transaction reflected the growing role of experiential entertainment in reshaping Malaysia's retail landscape. "ACTIVATE's decision to launch their first Asian location in KL underscores the city's position as a regional entertainment hub," he added.

Kara Holdings chief executive officer Robin Lim — the operator behind the Malaysian outlet — said JLL's cross-border advisory capabilities were instrumental in the decision. 

"Their integrated approach across multiple markets gave us the confidence to make this significant investment in Malaysia," he noted, adding that KL is intended to serve as the springboard for ACTIVATE's broader Asian expansion.

The deal reflects a wider trend in Malaysian retail, where landlords are increasingly prioritising experiential and entertainment tenants to anchor foot traffic, particularly in family-oriented developments.
