According to Evonne Lee (REN 00897) (016-323 2939) of Jalin Realty Sdn Bhd, the buyer was drawn to the unit’s well-maintained condition and move-in-ready appeal, supported by curated interiors that reflected refined taste and upkeep. The buyer was also familiar with the development and appreciated the unit’s layout, with parking bays located on a favourable floor compared with similarly-sized units. At the time of sale, it was the only available unit with that layout. The transaction was completed after the property had been on the market for approximately a month.

Lee also viewed the deal favourably, noting that the home was priced slightly below RM1,000 psf for a low-density luxury condominium. Despite being located on a lower floor, the unit offered privacy along with views of the swimming pool and Bukit Kiara. The previous owner, a foreigner, decided to sell the property because of his old age. The unit was tenanted at the time of the sale.

A transaction dated Dec 26, 2025 saw a unit with a built-up size of 4,187.20 sq ft in Sunway Palazzio change hands at RM3.71 million, reflecting a price of RM886.03 psf (source: EdgeProp EPIQ).

As of end-May, based on *three sale listings of condo units on EdgeProp at Sunway Palazzio, the average asking price was RM3,356,667 or RM1,146.78 psf, based on built-up sizes ranging from 2,507 to 3,350 sq ft. Based on *four rental listings, the average asking monthly rate was RM13,750 or RM3.60 psf, based on built-up sizes ranging from 3,336 to 4,240 sq ft.
