The buyer was also familiar with the development and appreciated the unit’s layout, with parking bays located on a favourable floor compared with similarly sized units. At the time of sale, it was the only available unit with that layout. The transaction was completed after the property had been on the market for approximately a month.
The purchaser also viewed the deal favourably, noting that the home was priced slightly below RM1,000 psf for a low-density luxury condominium. Despite being located on a lower floor, the unit offered privacy along with views of the swimming pool and Bukit Kiara. The previous owner, a foreigner, decided to sell the property due to his old age. The unit was tenanted at the time of the sale.

Based on *four rental listings, the average asking monthly rate was RM3,828,884.28 or RM3.60, based on built-up sizes ranging from 3,336 to 4,240 sq ft.
