SEREMBAN (June 10): IJM Land Bhd has officially commenced the scheduled vacant possession handover of its freehold Nexus Phase 1 commercial hub in Seremban 2, Negeri Sembilan. The project has achieved an overall take-up rate of 85%.

According to a statement on Wednesday, the 21.42-acre Phase 1 has a gross development value (GDV) of RM300 million and comprises 166 lifestyle shop offices. It is designed to support expanding residential catchments like S2 Heights and S2 Heights Aman.

Meanwhile, the broader freehold Nexus master plan encompasses approximately 25 acres with a combined GDV of RM385 million across 207 units.

"Commercial success is built on fundamentals that hold under real demand, sustained population growth and a clear role in daily life. Nexus sits exactly at this intersection. It is already aligned with how Seremban 2 functions today, and it gives businesses and purchasers a commercial asset grounded in real catchment strength and lasting appeal," said IJM Land chief operating officer Datuk Chai Kian Soon in the statement.

By bringing retail and services closer to expanding neighbourhoods, we are giving businesses and purchasers an asset positioned at the centre of a widening catchment, ensuring Nexus remains a valuable commercial anchor for years to come," added Chai.
