According to Kevin Tan (REN 25714) (012-376 8296) of Avid Estates, the buyer liked the house's move-in-ready condition, which required minimal renovations. Kevin explained the well-renovated home was a rare find in the mature neighbourhood of Bangsar, which comprised mostly older homes with outdated fittings and furnishings.
The previous owner wanted to downsize and had already moved into a terrace house in Bangsar. The deal for the bungalow he put up for sale was closed after about 10 months in the market.
A transaction on June 10, 2025 saw a bungalow at Jalan Keruing, Bangsar with a land size of 6,139 sq ft sold at RM3.5 million, reflecting a price of RM570.13 psf (source: EdgeProp EPIQ).
As of mid-July, based on *17 sale listings on EdgeProp for bungalows at Jalan Keruing, the average asking price was RM5,094,118 or RM861.44, based on land sizes ranging from 4,677 to 7,800 sq ft. Based on *11 rental listings, the average asking monthly rate was RM19,000 or RM3.06 psf, based on land sizes ranging from 5,242 to 6,700 sq ft.
