According to Jason Tan (REN 33157) (012-577 5107) of IQI Realty Sdn Bhd, the buyer zoomed in on the property because it was priced at below market value, offered a forest view and in good condition. The environment was also cooling as the unit was on a high floor coupled by the greenery around it. The covered car park was another selling point as not all parking spaces at the property were covered.
It was purchased for his own stay and basically just moved in as most of the furniture was left behind by the previous owner. The property was on the market for a year before it was purchased.
A transaction on Nov 13, 2025 saw a condominium unit at Villa Pavilion with a built-up size of 936 sq ft sold at RM295,000, reflecting a price of RM315.17 psf (source: EdgeProp EPIQ).
As of the middle of August, based on *18 sale listings on EdgeProp for units at Villa Pavilion, the average asking price was RM317,389 or RM317.33 psf, based on built-up sizes ranging from 915 to 1,043 sq ft. Based on *a rental listing, the asking monthly rate was RM1,300 or RM1.42 psf, based on a built-up size of 915 sq ft.
