According to Jason Tan (REN 33157) (012-577 5107) of IQI Realty Sdn Bhd, the buyer said the unit stood out as a below-market deal. Even studio units were selling for around RM270,000 to RM290,000 in City of Green. The buyer also noted the high rental demand in the area, with students already showing interest in renting the unit once the deal was done.
The unit was also in good condition despite being unfurnished.
The property had been on the market for one year before it was sold. The previous owner said the unit was sold for investment purposes as a contra unit.
A transaction on May 13 saw a serviced apartment at City of Green with a built-up size of 1,000 sq ft sold at RM300,000, reflecting a price of RM300 psf (source: EdgeProp EPIQ).
As of mid-August, based on *20 sale listings on EdgeProp for units at City of Green, the average asking price was RM416,880 or RM408.92 psf, based on built-up sizes ranging from 971 to 1,100 sq ft. Based on *20 rental listings, the average asking monthly rate was RM2,325 or RM2.33 psf, based on built-up sizes of 1,000 sq ft.
