The price was also deemed attractive to the buyer in comparison with similar properties in Taman Bukit Segar. Other plus points were the property's substantial land area and the gated-and-guarded facility.
The property was on the market for a year before it was sold. The previous owner sold the unit to pursue his retirement goals.
A transaction on Oct 28, 2025 saw a terrace house at Taman Bukit Segar with a land size of 1,873 sq ft sold at RM885,000, reflecting a price of RM472.50 psf (source: EPIQ).
As of mid-September, based on *20 sale listings on EdgeProp of terrace houses at Taman Bukit Segar, the average asking price was RM1,252,400 or RM580.62 psf, based on land sizes ranging from 1,400 to 5,250 sq ft. Based on *two rental listings, the average asking monthly rate was RM2,900 or RM2.07 psf, based on land sizes of 1,400 sq ft.
