KUALA LUMPUR (Oct 28): UEM Sunrise Bhd has marked the topping-out of Phase 2 of its KAIA Heights development, a low-density residential project located in Taman Equine, Seri Kembangan, Selangor.
Occupying a 19.24-acre site, KAIA Heights comprises 924 residential units across two phases, with built-up areas ranging from 90 sq m (972 sq ft) to 146 sq m (1,569 sq ft).
The development is designed for multi-generational living, featuring an 8-acre landscaped area shared between both phases, alongside recreational facilities such as a football pitch and badminton courts.
Phase 2, which represents the final phase of the project, consists of two towers—Block C with 26 storeys housing 198 units, and Block D with 25 storeys housing 209 units—totalling 407 units.
Construction began in September 2023 and remains on schedule, with completion targeted for the first half of 2026. Phase 1, completed in February 2025, was handed over to homeowners in June the same year.
During a tour, EdgeProp was shown that KAIA Heights—described as the “highest peak of Equine Park”—offers residents unobstructed views, with one side facing Merdeka 118 and the other overlooking the Putrajaya Mosque.
The development’s hillside setting, low-density design and proximity to key destinations such as Kuala Lumpur, Putrajaya, and Cyberjaya position it as a well-connected residential enclave for a wide demographic, including first-time buyers, families, professionals, and retirees.
During the ceremony, UEM Sunrise officer in charge and chief financial officer, Hafizuddin Sulaiman, commended the project team for their dedication and professionalism, noting that the milestone reflected the strong collaboration between UEM Sunrise, consultants, and main contractor Kerjaya Prospek (M) Sdn Bhd.

Nearby amenities include the Alice Smith International School (1.3km), AEON Equine Park Mall (1.4km), MRT Equine Park station (1.7km), and Farm in the City (3.7km).
The development also enjoys connectivity to major highways such as the Damansara–Puchong Expressway (LDP), Maju Expressway (MEX), South Klang Valley Expressway (SKVE), and Bukit Jalil Highway.
In line with UEM Sunrise’s sustainability agenda, KAIA Heights has achieved GreenRE Silver certification.
The project incorporates sustainable features such as rainwater harvesting for irrigation, non-toxic and ethically sourced materials, and compost recycling from horticultural waste. Approximately 40% of the existing greenery has been preserved to enhance the natural surroundings.
