
KUALA LUMPUR (March 30): Sunway Group and Equalbase have officially opened 103°, a 55-hectare free commercial zone (FCZ) in Sunway City Iskandar Puteri, Johor with its first two warehouses spanning 1.5 million sq ft completed and fully leased to international operators.
In a March 25 press statement, Sunway City Iskandar Puteri chief executive officer Gerard Soosay said: “103° FCZ marks an important milestone in reinforcing the 2,000-acre Sunway City Iskandar Puteri integrated township as a key economic node within the Johor-Singapore growth corridor.
“As JS-SEZ (Johor-Singapore Special Economic Zone) gains momentum, global operators are looking to establish their presence within this cross-border growth region. Through our partnership with Equalbase, we are introducing world-class and ESG-compliant logistics infrastructure that complements the merger of businesses, talent and communities within the township.”

103° is the first sustainable FCZ established within the JS-SEZ and the first development in the area to secure fast-track approval from Malaysian authorities under the Johor Super Lane framework.
Equalbase chief executive officer Nicholas Bischoff said: “As supply chains internationally adjust to uncertainty, sustainable and resilient logistics infrastructure becomes increasingly important. This development supports the next stage of Malaysia’s industrial evolution by creating high-value job opportunities and supporting the New Industrial Master Plan (NIMP) 2030.”
A third warehouse of 750,000 sq ft under phase one is targeted for completion in early 2027, while another one million sq ft is scheduled for completion in early 2028.
The broader FCZ masterplan will eventually provide more than six million sq ft of integrated industrial real estate across four phases.
