PETALING JAYA (April 1): Ikano Centres, part of Ikano Retail, plans to introduce two new dining concepts — IPC Gourmet Hall at IPC Shopping Centre and Toppen Foodland at Toppen Shopping Centre — with both scheduled to open later in December this year.

The move reflects the group’s continued investment in food and beverage (F&B) offerings as a core driver of footfall and customer engagement across its IKEA-anchored retail ecosystem, according to its press statement.

Dual rollout across Klang Valley and Johor

At IPC Shopping Centre in Petaling Jaya, the IPC Gourmet Hall will span 43,000 sq ft of gross leasable area (GLA) and accommodate 39 outlets. Construction is scheduled to begin this month (April 2026).

The concept is positioned as a curated dining space, featuring a mix of cuisines within an open-plan layout, supported by indoor greenery, neutral-toned interiors and varied seating configurations, including communal tables and smaller private spaces.

In Johor Bahru, Toppen Foodland will occupy 35,000 sq ft with 32 outlets, comprising a mix of inline restaurants and grab-and-go kiosks. Construction commenced last month (March 2026).

The addition builds on the ground floor repositioning at Toppen Shopping Centre following the introduction of Jaya Grocer in August last year (2025), further expanding its food and lifestyle offering.

F&B as a traffic and dwell-time strategy

Ikano Centres, in its statement, said the introduction of dedicated dining hubs is aligned with its strategy to create “dynamic social spaces” within its retail assets, reflecting the role of food in Malaysian consumer behaviour.

Both concepts are designed to function as central gathering points within their respective malls, supporting longer dwell times and repeat visitation.

Toppen Foodland will adopt a more casual, high-energy positioning under the tagline “New eats, new vibes”, with industrial-inspired interiors aimed at a broader, fast-casual dining audience.

IKEA anchor continues to underpin ecosystem

The group highlighted that its shopping centres are structured around IKEA as a primary anchor, creating an integrated retail environment that drives cross-shopping and consistent footfall.

This model supports tenant performance across retail and F&B segments, reinforcing the positioning of its assets as “meeting places” rather than purely transactional retail spaces.

Adrian Mirea, managing director of Ikano Centres, said in the statement that the new concepts reflect the group’s focus on building “vibrant destinations that inspire and connect”, beyond conventional retail offerings.

Pipeline and positioning

Ikano Centres operates a regional portfolio of shopping centres across Malaysia and Thailand, including IPC in Petaling Jaya and MyTOWN in Kuala Lumpur, Toppen in Johor Bahru, a mall in Batu Kawan, Penang, and Megabangna in Bangkok.

The latest additions form part of its ongoing asset enhancement strategy, aimed at strengthening customer engagement while supporting long-term value creation for retail partners.
