
PETALING JAYA (May 19): Ikano Centres has signed a development agreement with Welton Group of Companies for Habitation Plus+, a mixed-use residential project with an estimated gross development value of RM600 million to be built within the existing IKEA Tebrau and Toppen Shopping Centre precinct in Johor Bahru (JB).
The development will comprise two residential towers with approximately 1,230 units targeting the affordable to mid-range segment, planned on land with available capacity within the Toppen Shopping Centre site, said the companies in a joint press release today.
The project marks Ikano Centres' expansion beyond retail into integrated residential development. The group acquired the Tebrau land in 2008, opening IKEA Tebrau in 2017 and Toppen Shopping Centre in 2019.
Since then, it has expanded Toppen by an additional 100,000 sq ft of gross leasable area, introduced JB's first Decathlon store, increased the overall footprint by approximately 14%, and added a multistorey car park.

"Our vision for Tebrau has always been to create a customer-centric destination that extends beyond retail," said Ikano Centres managing director Adrian Mirea.
"Habitation Plus+ represents the next phase of this evolution, completing the ecosystem with homes seamlessly integrated into everyday life," he added
The units are designed around flexible layouts and functional space planning concepts, with facilities including wellness centres, social lounges and co-working zones.
Mirea described the partnership with Welton as bringing together complementary strengths in placemaking and residential development.
Welton Group, whose completed projects include Orion Residence in Bukit Bintang, Kuala Lumpur, will lead the residential development component.

The development is located along a key thoroughfare within the Tebrau corridor, with direct pedestrian and vehicular connectivity to the adjoining retail and lifestyle offerings.
Ikano Centres is part of Ikano Retail, the only IKEA franchisee in the world owned by the Swedish Kamprad family that founded IKEA home furnishings company, and operates IKEA-anchored destinations across Southeast Asia.
