PETALING JAYA (April 28): Malton Bhd has officially launched Mutiara Lake Puchong, a 34-storey lakefront condominium in Puchong town centre, Selangor with a gross development value (GDV) of RM400 million — marking the developer's final residential project in the area following a decades-long track record in the township.

Malton said in its statement on Monday that the leasehold development spans 5.3 acres and comprises 526 low-density units. Built-ups range from 1,022 to 1,345 sq ft, with 3- and 4-bedroom layouts, and up to three car park bays. 

Prices start from RM591,000, with completion targeted for 2029. 

The project has achieved Provisional GreenRE Bronze Certification under the residential category.

"This is Malton's final residential development in the area, following the successful Mutiara Hilltop, Mutiara Indah, and Mutiara Puchong, all of which have become thriving communities today," said Malton executive director Datuk Hong Lay Chuan in the statement.

Facilities and design

The development offers over 28 facilities spread across two levels — Level 1 caters to wellness and communal needs, including outdoor fitness areas and a meditation room, while a 1.4-acre facilities deck on Level 7 houses a lakefront swimming pool, landscaped gardens, children's play areas, a gymnasium, a multipurpose hall and a campsite. 

Selected Type B four-bedroom units feature a 21-ft-wide living space. Bathrooms are equipped with ramp access for elderly-friendly use, reflecting a multigenerational design approach.

Standard fittings include a digital lockset, air-conditioning for all living areas and bedrooms, and instant water heaters for all bathrooms.

Connectivity

Mutiara Lake Puchong sits approximately 1km from the Pusat Bandar Puchong LRT station, with direct access to the Damansara–Puchong Expressway (LDP). 

A dedicated shuttle service connecting residents to the LRT station and Pavilion Bukit Jalil Mall will be provided. 

Other nearby amenities include IOI Mall Puchong, Sunway Pyramid, Taman Wawasan Recreational Park, and Sunway Lagoon.
