The average transaction price for Pelangi Utama condominium in Petaling Jaya was RM465 psf, based on EdgeProp’s data for the past 48 months.
According to Amy Wong (REN 30799) (018-354 0010) of IQI Realty Sdn Bhd, the buyer was attracted to the well-maintained unit with a good layout, bright and clean interior, a full set of kitchen cabinets, and its northeast-facing orientation. The previous owners decided to sell as they no longer wished to handle tenancy, making it a reasonable deal that met the buyer’s expectations.
As of September, there were 45 sale listings on EdgeProp at Pelangi Utama condominium, with an average asking price of RM495,120.51 or RM486.70 psf, based on built-ups ranging from 860 to 1,137 sq ft. For rentals, there were four listings, with an average monthly rent of RM1,874.50 or RM1.70 psf, based on built-ups from 856 to 1,137 sq ft.
