KUALA LUMPUR (Nov 19): Chin Hin Group Property Bhd (KL:CHGP) has unveiled Phase 3 of its Botanica Hills township in Templer, which is located next to the Rawang Bypass.

In a press statement on Nov 18, the new phase—with a gross development value of RM147 million—sits on 11.58 acres and features 164 two-storey terraced homes with four bedrooms and between three and four bathrooms. Built-ups range from 1,821 sq ft to 2,027 sq ft and prices start at RM858,000.

The developer said Phase 3 was unveiled following the strong performance of Phases 1 and 2, which recorded a 95% take-up rate.

Botanica Hills Phase 3 incorporates CoolPro, a sustainable cooling system integrating four construction technologies—AJIYA PU-Insulated Roofing, AJIYA Solar Control Low-E Glass, STARKEN Thermal Plaster 680 and STARKEN Reinforced AAC Wall Panel.

The system is designed to reduce heat gain through roofs, walls and windows, offering energy efficiency and improved indoor comfort.

Nearby amenities include NSK Trade City Rawang Jaya, Lotus’s Rawang, Giant Rawang and Mydin Rawang, along with schools and medical centres such as Straits International School, SK Bukit Rawang Jaya and KPJ Rawang Specialist Hospital.

The township is surrounded by natural attractions including Templer Park Rainforest Retreat, Rawang Bypass Hiking Trail and Serendah Recreational Waterfall.
