PETALING JAYA (March 18): S P Setia Bhd (SP Setia) has unveiled Summera Grove, a 15.28-acre landed residential enclave within its established Setia Tropika township in Johor Bahru, drawing strong demand with all non-Bumiputera units taken up within hours of launch.

The project, with a total GDV of RM181.43 million, comprises 203 double-storey terrace homes, marking the latest phase in the 740-acre freehold township.

Strong take-up reflects demand for mature township living

At launch on March 14, the 130 non-Bumi units (GDV: RM123.3 million) were fully taken up within a few hours, with prospective buyers reportedly queueing several days in advance.

The response underscores continued demand for landed housing in established, infrastructure-ready townships, particularly in Johor Bahru, where connectivity and amenities remain key purchase drivers.

S P Setia chief operating officer Datuk Yuslina Mohd Yunus, said the take-up reflects buyer preference for developments within mature, well-integrated environments.

“Setia Tropika demonstrates S P Setia’s proven expertise in masterplanning integrated townships with established infrastructure.

“The strong response at Summera Grove’s launch underscores the sustained demand for well-planned, well-connected neighbourhoods in a mature township,” she said.

Low-density enclave within established township ecosystem

Located in Precinct 13, Summera Grove is positioned as a low-density residential enclave, offering a quieter living environment while remaining connected to the township’s central amenities.

Setia Tropika features a central business district (CBD) comprising retail and F&B outlets, banking facilities and the Tropika Convention Hall, forming a key lifestyle and commercial hub within the development.

“As the latest residential offering within Setia Tropika, Summera Grove is designed to provide a calm, low-density living environment while remaining seamlessly connected to established amenities and a thriving CBD,” Yuslina added.

Product offering tailored for evolving homeowner needs

The development features homes sized from 20ft x 60ft to 20ft x 75ft, with built-ups ranging between 1,706 sq ft and 1,894 sq ft.

Indicative pricing ranges from RM719,355 to RM1.43 million, positioning the homes within the mid- to upper-tier landed segment in Johor.
