PETALING JAYA (April 9): S P Setia Bhd has previewed Erica, an 11.34-acre series of leasehold double-storey terrace homes in Taman Setia Tropika in Sepang, adjacent to its resort township of Setia Warisan Tropika

The new phase carries an estimated Gross Development Value (GDV) of RM93.59 million and extends Setia’s landed residential pipeline in the Kota Warisan–Sepang growth corridor.

Erica comprises 162 double-storey terrace units measuring 20' x 60', with built-ups ranging from 1,405 to 1,445 sq ft and indicative prices starting from RM559,000. The homes are positioned as affordable starter units with individual land titles, allowing owners flexibility for future renovation or extension works.

S P Setia chief operating officer Datuk Yuslina Mohd Yunus, said the new series is designed to meet demand for practicaand comfortable family homes within townships that offer both lifestyle amenities and connectivity. 

“Erica is our newest series of affordable starter homes designed for practicality, comfort, and balanced functionality,” she said.

Setia Warisan Tropika, which sits about 16km from Cyberjaya, is already linked to Putrajaya, Cyberjaya and Kuala Lumpur International Airport (KLIA) via the Putrajaya–Dengkil Road, the ELITE Highway and the North–South Expressway, with the Salak Tinggi ERL station within walking distance of the township.

In line with that positioning, Erica will benefit from proximity to education hubs such as Xiamen University Malaysia, Nilai University, INTI International College and UiTM Dengkil, as well as nearby commercial clusters including DPULZE Shopping Centre in Cyberjaya, Horizon Village Outlets and Mitsui Outlet Park in Sepang. 

The project targets young and growing families seeking landed homes within commuting distance of employment centres in Putrajaya, Cyberjaya, KLIA and surrounding townships.

S P Setia noted that purchasers of Erica units will be eligible for rewards under its group-wide Raya 2026 sales campaign, which runs from March 16 to April 30. 

Under the “Rezeki Bonanza” programme, buyers who book participating properties during the campaign period and sign the sale and purchase agreement within 30 days will receive RM4,000 per unit, while the “Kawan Bawa Kawan” referral scheme offers RM3,000 per successful referral to existing Citizen Setia homeowners, subject to terms and conditions.
