PETALING JAYA (June 22): Chin Hin Group Property Bhd (CHGP) has previewed The NeX, Kota Damansara, a nine-storey industrial-centric development marking its first industrial project.

Rising on a four-acre parcel along Jalan Teknologi in Kota Damansara, Petaling Jaya, the project has an estimated gross development value (GDV) of RM449 million, with prices starting from RM1.77 million. Designed to converge work, business and lifestyle, The NeX targets a new generation of makers, entrepreneurs and creative businesses.

Future-ready industrial ecosystem

The NeX is planned as an innovative mixed-use concept, integrating flexible industrial units, studios and creative spaces suitable for warehousing. Unit sizes range from 2,153 sq ft to 5,285 sq ft, with layouts designed to be adaptable for different operational needs.

A total of 242 units are arranged over nine levels, supported by a circulation system designed to support efficient logistics and operational performance across the building. At ground level, the external driveway can accommodate vehicles of up to approximately 10 tonnes, while an internal driveway from the ground floor to Level 8 is designed to support vehicles of up to approximately 5 tonnes.

Ceiling heights of approximately 6.8 metres provide flexibility for storage, racking and operations, while designated units feature entrance roller shutter doors of approximately 4.5 metres to facilitate loading of goods and machinery.

To reinforce its versatility as a destination where work, business and lifestyle converge, The NeX will also offer two pickleball courts, meeting rooms, a fully equipped gymnasium and a garden terrace.

A multipurpose hall with an estimated capacity of up to 1,000 guests is planned for product launches, corporate functions and other large-scale events, supported by more than 600 visitor parking bays.

Commenting on the vision for the project, Chin Hin Group Property group CEO Chang Tze Yoong described The NeX as “a new blueprint for modern enterprise”.

“The development was conceived with a clear belief that the future of industrial spaces lies in the seamless convergence of work, business and lifestyle for a new generation of innovators,” he said.

“This vision challenges conventional industrial typologies, redefining them as dynamic ecosystems where innovation, collaboration and enterprise thrive without boundaries,” he added.
