KUALA LUMPUR (Nov 10): Sime Darby Property Bhd (KL:SIMEPROP) bagged the top gong at The Edge Malaysia Top Property Developers Awards (TPDA) 2025, repeating last year’s achievement. The first time the company took home this grand honour was in 2009.

Together with its latest win, Sime Darby Property also secured the top spot in the Best in Qualitative Attributes sub-award.

In its 23rd year now, the TPDA anchors The Edge Malaysia Property Excellence Awards (TEPEA) 2025. Winners of the TPDA were announced at a gala dinner on Monday at the Shangri-La Kuala Lumpur, with Housing and Local Government Minister Nga Kor Ming serving as the guest of honour.

Sime Darby Property group managing director and CEO Datuk Seri Azmir Merican was heartened to receive the award on behalf of the company.

Rounding out the top 10 winners were: Gamuda Land, the property division of Gamuda Bhd (KL:GAMUDA) (joint second); S P Setia Bhd (KL:SPSETIA) (joint second); UOA Development Bhd (KL:UOADEV) (third); IJM Land Bhd (fourth); Eco World Development Group Bhd (KL:ECOWLD) (joint fifth); IOI Properties Group Bhd (KL:IOIPG) (joint fifth); Matrix Concepts Holdings Bhd (KL:MATRIX) (sixth); Mah Sing Group Bhd (KL:MAHSING) (seventh); IGB Bhd (KL:IGBB) (eighth); UEM Sunrise Bhd (KL:UEMS) (ninth); and OSK Holdings Bhd (KL:OSK) (tenth).

Meanwhile, the joint winners for Best in Quantitative Attributes sub-award were S P Setia and UOA Development.

The TPDA is evaluated on both qualitative and quantitative attributes. In the qualitative category, judges evaluate each company on its expertise, image, innovation and creativity, product quality and the value it creates for buyers.

Meanwhile, in the quantitative category, companies are evaluated on shareholders’ funds, turnover, profitability and cash or gearing.

The scores and rankings of the TPDA are audited by Deloitte Malaysia.

In his welcome address, The Edge Media Group chief executive officer and publisher Datuk Ho Kay Tat said property developers and professionals continue to face changing markets, new rules and global headwinds.

“Yet time and again, [they] have found ways to create places that last, uplift and bring people together. Tonight, we are here not just to celebrate excellence, but to recognise the incredible resilience that keeps Malaysia’s property industry moving forward. Every award tonight stands for the drive of all of you to adapt, innovate and keep building so that Malaysians have a comfortable place to live and work, no matter the challenges.”

He added, “While these annual rankings offer a useful snapshot of performance, property development is a long game, and the ones who endure through market cycles are the ones who will inspire trust among home buyers and investors.”

Meanwhile, Nga called on the property industry to continue shaping a Malaysia that is “not only liveable, but lovable”, as he commended developers for their innovation and contribution to the nation’s growth.

“Each development you undertake is not just a project; it is a promise fulfilled, a dream realised and a foundation for thriving communities,” Nga said.

He noted that the Housing and Local Government Ministry has successfully revived 1,289 sick and abandoned private housing projects worth RM123.7 billion, restoring homes to 154,659 families. Meanwhile, efforts are underway to strengthen the Housing Development Act 1966 (Act 118) to enhance homebuyer protection and developer accountability.

He reaffirmed the government’s commitment to the build-then-sell model, offering various incentives while ensuring small-town developers are not left behind.

On innovation, Nga said the ministry is rolling out the Housing Information Management System and expanding the use of the Industrialised Building System and Building Information Modelling, among others. “By leveraging technology, we can build faster, smarter and greener, shaping a property sector that meets the needs of both today and tomorrow.”

On that note, he shared that Kuala Lumpur ranked 65th in the Smart Cities Index 2025 published by the International Institute for Management Development, up from 73rd last year.

Nga also urged industry players to work together to strengthen the property industry. “We must not work in isolation. The success of Malaysia’s property industry has always been rooted in strong collaboration between the public and private sectors. While the government provides policy direction and support, the private sector contributes innovation, expertise and resources. Let us work together to make Malaysia livable and lovable.”

11 other awards were presented at TEPEA 2025: The Edge Malaysia-PAM Green Excellence Award; The Edge Malaysia-PEPS Value Creation Excellence Award; The Edge Malaysia Affordable Urban Housing Excellence Award; The Edge Malaysia Outstanding Property Entrepreneur Award; The Edge Malaysia Outstanding CEO Award; The Edge Malaysia Outstanding Contribution to the Real Estate Industry Award; The Edge Malaysia Property Development Award (Master Plan Excellence); The Edge Malaysia Property Development Award (Integrated Wellness Hub); The Edge Malaysia Excellence in Conservation and Adaptive Reuse Award; The Edge Malaysia Property Development Excellence Award – Malaysian Urban Transformation Icon and The Edge Malaysia Outstanding Overseas Project Award.

The Edge Malaysia Outstanding Contribution to the Real Estate Industry Award was awarded to Datuk N K Tong, Bukit Kiara Properties Sdn Bhd group managing director, immediate past president of the Real Estate and Housing Developers’ Association Malaysia, an independent non-executive director at Standard Chartered Bank Malaysia and a Sustainability and Climate Risk certified professional.

SkyWorld Development Bhd (KL:SKYWLD) CEO Lee Chee Seng won The Edge Malaysia Outstanding Property CEO Award, while LBS Bina Group Bhd (KL:LBS) group executive chairman Tan Sri Lim Hock San won The Edge Outstanding Property Entrepreneur Award.

Meanwhile, The MET Corporate Towers received special mention in The Edge Malaysia-PAM Green Excellence Award.

As for The Edge Malaysia-PEPS Value Creation Excellence Award, Park Place @ ParkCity TownCenter came out tops, while The Valley Residences received a special mention. Both projects are located in Kuala Lumpur. This award measures the capital appreciation of properties, from the developer’s selling price to the resale price in secondary transactions.

For The Edge Malaysia Property Development Excellence Award (Master Plan Excellence), Desa ParkCity in Kuala Lumpur; IJM Rimbayu in Kuala Langat, Selangor; and Sunway City Kuala Lumpur in Subang Jaya, Selangor emerged the winners.

The Edge Malaysia Property Development Excellence Award (Integrated Wellness Hub) went to Komune Living & Wellness in Cheras, Kuala Lumpur, developed by UOA Development.

The Petronas Twin Towers were awarded The Edge Malaysia Property Development Excellence Award (Malaysian Urban Transformation Icon).

The Edge Malaysia Excellence in Conservation & Adaptive Reuse Award, meanwhile, went to The Old Courthouse, Kuching, Sarawak and The Stories of Taman Tunku in Kuala Lumpur.

There were a total of three winners for The Edge Malaysia Affordable Urban Housing Excellence Award, comprising Residensi Matang Premier in Kuching, Sarawak; Residensi Nexus Kajang in Selangor; and Rumah Bandar Idaman Putra in Kulai, Johor.

Lastly, the winner of The Edge Malaysia Outstanding Overseas Project Award was Park Kiara @ ParkCity Hanoi, Vietnam.

The awards were presented by City & Country, the property pullout of The Edge Malaysia weekly and supported by EdgeProp.my. GSPARX, a subsidiary of Tenaga Nasional Bhd (KL:TENAGA), is the official solar partner, while China Pottery (M) Sdn Bhd’s ARTELIA, the official distributor of Noritake in Malaysia, served as the other partner.
