KUALA LUMPUR (Jan 27): Paradigm Real Estate Investment Trust reported a fourth-quarter net property income of RM41.72 million, slightly higher than the preceding quarter's RM40.98 million, thanks to savings in electricity costs arising from bulk tariff rate incentives granted in the quarter under review.

Revenue for the quarter ended Dec 31, 2025 (4QFY2025), rose 4.4% to RM60.85 million from RM58.27 million in 3QFY2025, mainly due to higher rental income. No year-on-year comparisons could be made as this is just the REIT's third quarterly results filing following its listing in June 2025.

Paradigm REIT proposed a distribution of 4.10 sen per unit, amounting to RM65.6 million, payable on Feb 27. This amounts to a payout of 99.3% of its distributable income and translates to a distribution yield of about 4.1%, based on the REIT's closing price of 99.5 sen on Monday (Jan 26).

For the full year, the REIT recorded an NPI of RM91.97 million on a revenue of RM132.29 million.

The REIT is “cautiously optimistic of the outlook of the retail industry” despite its positive performance and strategy to pursue higher revenue and distributable income. Its manager Paradigm REIT Management Sdn Bhd will continue with proactive asset management to ensure stable income distribution to unitholders.

“We manage our malls hands-on, and for that the returns on our hard work flow directly to our distributable income,” said Paradigm REIT Management chief executive officer Chua Kah Noi Selena in a statement.

“Across our portfolio, we’re creating stronger food-and-beverage zones, upgrading key layouts and adjacencies, and repurposing areas into more profitable and productive retail or convenience uses. The goal is simple: keep the malls robust with high occupancy and keep high cash distributions to unitholders,” she added.

As at end-December 2025, Paradigm REIT had total assets of RM2.6 billion, with investment properties valued at RM2.5 billion. Net asset value stood at RM1.7 billion, or RM1.05 per unit.

Borrowings amounted to RM842.8 million, translating into a debt-to-asset ratio of 32.4%, which the REIT said provides balance sheet headroom and flexibility for future acquisitions.

Shares of Paradigm REIT ended half a sen or 0.50% lower at 99.5 sen on Monday, valuing the group at RM1.59 billion. The stock was listed on June 10, 2025, at an initial public offering price of RM1 per unit.
