PETALING JAYA (Aug 19): Lagenda Properties Bhd’s net profit rose 25% to RM56.57 million for the second quarter ended June 30, 2026 (2QFY2026), from RM45.24 million a year earlier, as revenue increased on stronger performance from its property development business.

In a Bursa Malaysia announcement on Tuesday (Aug 18), the property developer said revenue had increased 40.8% to RM336.24 million from RM238.89 million, while profit before tax (PBT) rose 25.1% to RM76.29 million from RM60.97 million. The results were unaudited.

Basic earnings per share increased to 6.8 sen from 5.4 sen a year earlier.

Property development revenue rose 47.2% to RM288.76 million from RM196.22 million, which Lagenda attributed mainly to higher revenue recognition from Lagenda Ardea Phase 2 in Bernam Jaya, Selangor; Seri Embun in Kota Tinggi, Johor; and La’ Lumière Phase 1A in Kulai, Johor, as construction progressed and sales strengthened. Seri Embun comprises double-storey terrace homes, while the other two are single-storey terrace homes. 

The segment’s PBT increased to RM73.89 million from RM62.67 million a year earlier.

Revenue from Lagenda’s trading segment rose 10.3% to RM46.32 million, which the group attributed to stronger demand for building materials from construction activities in the southern region.

For the first six months of FY2026, net profit increased 12.2% to RM100.74 million from RM89.82 million, while revenue rose 18.9% to RM598.36 million from RM503.29 million. PBT increased 12.6% to RM136.62 million from RM121.34 million.

The group secured RM578.3 million in bookings during the second quarter, while confirmed property sales amounted to RM503.8 million. Lagenda said sales were supported by take-ups at La’ Lumière, and La’ Indera terrace housing in Penor, Pahang, as well as other developments nationwide.

As at June 30, Lagenda had about RM1.75 billion in unbilled sales, which the group described as a record high, and 3,998 acres of unlaunched land with a remaining gross development value (GDV) of RM10.28 billion.

In a separate press release on Tuesday, Lagenda said property sales totalled about RM876.3 million for 1HFY2026, with Johor accounting for approximately half of the total, led by take-up in Kulai and Kota Tinggi.

The group said upcoming launches include new townships in Sungai Petani, Kedah, and Senawang, Negeri Sembilan, alongside further launches within its existing township developments.

Lagenda also declared a single-tier first interim dividend of 3.5 sen per ordinary share for FY2026, amounting to approximately RM29.13 million. The shares will trade ex-dividend on Oct 16, with entitlement on Oct 19 and payment scheduled for Nov 17.
