KL's 9 most expensive residential transactions of 2026 so far

PETALING JAYA (Sept 24): Nine residential properties accounted for the highest-value transactions recorded so far in 2026 in the latest available National Property Information Centre (NAPIC) transaction data for Kuala Lumpur accessed through EdgeProp EPIQ, led by the RM70.5 million sale of a bungalow in Taman U-Thant.

Eight of the nine properties were bungalows, while three were in Kenny Hills (Bukit Tunku).

1 — Jalan Langgak Golf bungalow, Taman U-Thant (RM70.50 million)

The highest-value transaction involved a bungalow in Taman U-Thant, which changed hands for RM70,499,520 on May 5.

The property sits on approximately 90,385 sq ft, or 2.07 acres, of land and has a built-up area of 6,019 sq ft. Based on its land area, the transaction works out to approximately RM780 psf.

Given the size of the land relative to the house, the land-based psf provides the more relevant measure for this transaction.

Within a 0.4km radius from the point of Jalan Langgak Golf, the area comprises a range of amenities, including education facilities such as International Preschool & Kindergarten, Tree Top House, The Children’s House Montessori U-Thant and Iraq School Kuala Lumpur, as well as shopping and F&B establishments including Apt Marketing Sdn Bhd, IF ONLY Restaurant, Blackberry, Flying Birds Sdn Bhd and Rama V, EnThaicingly Thai.

2 — Jalan Tunku semi-detached house, Kenny Hills (RM30 million)

The second-highest transaction involved a semi-detached house in Kenny Hills (Bukit Tunku), which changed hands for RM30 million on April 21.

The five-room property has a land area of approximately 8,181 sq ft and a built-up area of 7,800 sq ft. The transaction works out to about RM3,667 psf based on land area and RM3,846 psf based on built-up area.

3 — Jalan Lurah Tunku bungalow, Kenny Hills (RM27 million)

A four-room bungalow in Kenny Hills (Bukit Tunku) was transacted for RM27 million on Jan 29, making it the third-highest transaction in the dataset.

The property sits on approximately 40,619 sq ft of land and has a built-up area of 3,776 sq ft. The transaction works out to about RM665 psf based on land area and RM7,150 psf based on built-up area.

4 — Jalan Bukit Segar 9 bungalow, Cheras (RM18 million)

A five-room bungalow in Cheras was transacted for RM18 million on Jan 26.

The property has a land area of approximately 15,995 sq ft and a built-up area of 8,655 sq ft. The transaction works out to about RM1,125 psf based on land area and RM2,080 psf based on built-up area.

5 — Jalan Medang Tanduk bungalow, Bangsar (RM16.5 million)

A four-room bungalow in Bangsar was transacted for RM16.5 million on Feb 12.

The property has a land area of approximately 13,487 sq ft and a built-up area of 8,392 sq ft. The transaction works out to about RM1,223 psf based on land area and RM1,966 psf based on built-up area.

6 — Jalan Bukit Tunku bungalow, Kenny Hills (RM16 million)

Another bungalow in Kenny Hills (Bukit Tunku) was transacted for RM16 million on Feb 12.

The four-room property has a land area of approximately 19,289 sq ft and a built-up area of 5,664 sq ft. The transaction works out to about RM829 psf based on land area and RM2,825 psf based on built-up area.

7 — Lingkungan U-Thant bungalow, Taman U-Thant (RM14.19 million)

A four-room bungalow in Taman U-Thant was transacted for RM14,188,888 on April 27.

The property has a land area of approximately 17,093 sq ft and a built-up area of 4,634 sq ft. The transaction works out to about RM830 psf based on land area and RM3,062 psf based on built-up area.

8 — The Mansions terrace house, Desa ParkCity (RM14 million)

A five-room terrace house at The Mansions in Desa ParkCity was transacted for RM14 million on March 5.

The property has a land area of approximately 3,305 sq ft and a built-up area of 7,090 sq ft. The transaction works out to about RM4,237 psf based on land area and RM1,975 psf based on built-up area.

At RM4,237 psf, it recorded the highest land-based psf among the nine transactions.

9 — Jalan Jemerlang bungalow, Country Heights Damansara (RM13.5 million)

A six-room bungalow in Country Heights Damansara was transacted for RM13.5 million on Feb 16.

The property has a land area of approximately 10,581 sq ft and a built-up area of 8,483 sq ft. The transaction works out to about RM1,276 psf based on land area and RM1,591 psf based on built-up area.
