Loh Beng Piau’s real estate career began unexpectedly at the age of 25. While working as a restaurant manager, his boss, who was also a real estate agent, saw potential in him and introduced him to the industry as a part-time opportunity. What started as a side hustle soon transformed into a full-time passion. Loh quickly realized that real estate was not just about property but about people, opportunities, and personal growth. Inspired by the potential for financial freedom, he made the bold decision to go full-time and hasn't looked back. Today, he specializes in industrial properties and high-end residential real estate, driven by his passion to help clients find the right space to live, grow, and succeed.

Loh attributes his consistent performance to a combination of discipline and focus. He starts by setting clear weekly and monthly goals for himself, covering everything from client meetings to content creation, and he regularly tracks his progress. He also dedicates time every day to self-improvement, whether it's studying market trends, analyzing new government policies, or honing his leadership and negotiation skills. This commitment to continuous learning keeps him ahead of the curve.

“I also maintain a strong network within the industry and constantly keep in touch with clients, co-broke agents, and my team,” he said.”

One of Loh’s proudest moments in 2024 was helping a young entrepreneur in his early 30s purchase his very first light industrial factory. The client had been renting for years but wanted to own a space for his growing business. Loh guided him through the entire process, helping him evaluate the property’s specifications and secure financing. The moment the client received the keys and said, "This is a big step for my company’s future," was deeply fulfilling.

“That moment made me feel truly proud, because I wasn’t just closing a deal, I was helping someone take the next step in building their dream,” he shared.

This year, Loh’s biggest challenge faced was the market slowdown, as high interest rates and uncertain economic conditions made buyers more cautious. To overcome this, he put in more time for follow-ups and patiently guided his clients. He also had to keep up with rapidly changing digital marketing trends on platforms like TikTok and 小红书 (Xiaohongshu). To adapt, he remained consistent in his learning, stayed active online, and focused on giving honest, data-driven advice.

Loh's advice is straightforward: be consistent, stay hungry, and never stop learning to all agents aiming to break through their first RM200,000. He emphasizes that success doesn't come from one big deal but from small, consistent efforts over time. He advises treating real estate like a full-time business and setting clear goals. He also encourages agents to learn from top achievers, build their personal brand on social media, and most importantly, focus on helping people, not just on closing deals.
