SHAH ALAM (July 30): The Selangor State Development Corporation (PKNS) yesterday organised a preview/industrial showcase of GRIP Kota Puteri Phase 1 to promote the industrial development project featuring 52 modern semi-detached factory units and 13 industrial land lots.

As part of the Phase 1 development of GRIP Kota Puteri, PKNS is introducing 13 industrial land lots ranging in size from 3.71 to 6.62 acres, suitable for various industrial needs.

Additionally, 52 semi-detached factory units measuring 70’ x 200’ are being offered, comprising 20 units of Type A with a built-up area of 8,727 square feet and 32 units of

Type B with 10,623 square feet of built-up area, both built on the same lot size. These modern designs also come with facilities such as a professional club, coworking spaces, meeting rooms, high-speed internet and a park manager’s office.

The industrial showcase, held at Galeria SA Sentral, gathered more than 70 real estate agents, industrial consultants, and representatives from property and industrial sector associations. Real estate agents were given the opportunity to witness the concept of the semi-detached factory developments and the industrial land lots offered at GRIP Kota Puteri.

Located in Section 11, Kota Puteri, GRIP offers a strategic location with access to major highways including the Kuala Lumpur-Kuala Selangor Expressway (LATAR), West Coast Expressway (WCE), Guthrie Corridor Expressway (GCE), New Klang Valley Expressway (NKVE), and the upcoming East Coast Rail Link (ECRL). This location enables connectivity to Kuala Lumpur, Port Klang, and other key industrial zones, making it ideal for logistics, manufacturing, and distribution activities.

GRIP also holds special status as a Managed Industrial Park (MIP), an investment promotion initiative by the Selangor State Government. This enables investors to enjoy various incentives such as fast-track approvals, tax exemptions, and up to 100% foreign ownership for qualifying industries in line with Invest Selangor’s investment policies. Additionally, GRIP has earned GreenRE certification, confirming its adherence to sustainability and energy efficiency standards.

GRIP Kota Puteri with a total of 373 acres is equipped with comprehensive infrastructure, including a power supply of 42MW, a daily water supply of 5.8 million liters, gas supply via JKR FT54, and 4G/5G telecommunications coverage from major providers. The development site is built at an elevation of 46.4 meters, significantly higher than surrounding areas such as Sungai Gong and Sungai Buloh, offering very low flood risk and greater operational continuity.

Type B factory units are also equipped with a 2,000kg, capacity cargo lift to support industrial logistics needs.
