
PETALING JAYA (Aug 19): Chin Hin Group Property Bhd (CHGP) is partnering with UCSI Group to develop and operate an integrated education hub in Melaka, with CHGP taking a 30% strategic equity stake in the joint venture (JV).
UCSI will hold the remaining 70% stake, with the JV to be established by UCSI and CHGP’s subsidiary Chin Hin PMC Sdn Bhd.
The education hub will serve as the anchor for CHGP’s 19.3-acre integrated waterfront development in the Melaka Waterfront Economic Zone. The JV will develop a school campus on a dedicated land parcel valued at RM11.22 million, which will house UCSI International School and Sekolah Sri UCSI, with capacity for up to 3,000 students and boarding facilities for 300. It will mark UCSI’s first school campus in Melaka.
CHGP said in a media statement on Tuesday (Aug 18) that the JV structure allows it to participate in the long-term growth and recurring earnings potential of the education sector, while leveraging UCSI’s education and operational expertise.

The school will form the education anchor of CHGP’s wider waterfront development, which is planned as a mixed-use township comprising serviced residences, retail and lifestyle offerings, education facilities and a future healthcare component.
The property developer said the integration of these components is intended to create a walkable, connected community serving students, families, residents, professionals and visitors.
CHGP group CEO of the property development division Chang Tze Yoong said the partnership with UCSI is part of CHGP’s vision of creating a future-ready waterfront township anchored by quality education.
“Together with UCSI, we are establishing a key catalyst for community growth, talent attraction and long-term value creation across the broader development,” said Chang in the statement.
Under the development arrangement, UCSI will manage the school’s education and operations, while CHGP will lead the development of the campus.

The school will offer programmes including the International Primary Curriculum, Cambridge IGCSE and Cambridge A-Levels, alongside a blended national and Cambridge curriculum. Planned facilities include AI and technology laboratories, robotics centres, performing arts facilities and sports amenities.
UCSI Group founder and executive chairman Datuk Peter Ng said the Melaka campus would bring together education, infrastructure and a community environment within an integrated destination.
The partnership forms part of CHGP’s strategy of activating its landbank through developments designed to diversify its growth drivers and generate longer-term value.
