Max Ong’s career in real estate was motivated by the intrinsic value of property itself. He recognized that real estate is one of the most expensive and valuable products one can invest in, a fact that drew him to the industry. After researching the career path and a long-term commitment, he decided to turn his fascination into a profession. He believes that a career in real estate can provide long-term stability and growth.

Max attributes his consistent performance to a dedicated focus on building and maintaining a strong network. He believes that nurturing relationships with clients is the most effective way to secure repeat sales and generate referrals. By turning cold leads into a warm market, he has found a reliable way to sustain his performance, even in a competitive environment.

“I believe that if we have more networking with clients, it will become a warm market, so it is easier to have repeat sales,” he said. “And from the warm market comes a lot of referral cases. So through this it is easy to build the consistency of the performance.”

One of his proudest moments in 2024 was a direct result of his focus on networking. He successfully closed three units in the same project on the same day, all for clients who were part of his warm market. This achievement not only provided a significant boost to his sales but also served as a powerful validation of his relationship-building strategy.

“Closing 3 units at the same project on the same day,” he shared. “The client is from a warm market, so it proves that building networking is so important.”

Max faced a significant challenge this year when his team downsized. To overcome this, he proactively communicated with the remaining team leaders to re-strategize and plan a new approach. At the same time, he actively explored different markets and leveraged social media to recruit more agents and build a stronger team. This proactive and adaptable mindset allowed him to turn a setback into an opportunity for rebuilding and growth.

For agents aiming to break through their first RM200,000, Max’s advice is clear: invest in your knowledge and skills. He urges them to improve their property knowledge, hone their communication abilities, and master their case follow-up skills. He believes that building a strong relationship and earning the trust of buyers and owners is the most crucial element for long-term success in real estate.
