Nuzulhakimi Ayob's career in real estate was born from a very practical need: to earn an extra income. Unlike many of his peers, he began his journey as a part-time agent, a position that demanded a unique approach to time management and strategy. This initial motivation quickly evolved into a full-fledged passion, allowing him to build a successful career while balancing other commitments.
As a part-timer, Ayob’s routine is tailored to his schedule. He focuses his marketing activities on weeknights and ensures he secures appointments on weekends. This consistent, disciplined approach allows him to build a steady stream of leads and close deals effectively, even with limited time.
“As a part timer, my routine a bit different from full time agent,” he said. “My marketing activity start at night on weekdays. And ill ensure on weekend i get an appointment. This is consistently every day to do advertising minimum 4 listing.”
In 2024, Ayob achieved a significant milestone that filled him with immense pride: he successfully brokered a RM5.5 million land deal near Putrajaya. This transaction was not only a major success for his personal portfolio but also a powerful testament to his ability to handle high-value deals, regardless of his part-time status.
“Rm5.5 million land deal near putrajaya,” he shared, marking it as a highlight of his year.
This year, Ayob faced a new set of challenges after being promoted to Team Manager. He was tasked with guiding new agents while simultaneously maintaining his own personal sales. To overcome this, he implemented a structured approach of consistent online training for his team once a week, which helped ensure their development and kept everyone connected.
“Promoted to Team Manager, challenge to guide new agent and at the same time to maintain personal sale,” he explained, highlighting the dual responsibilities he now manages.
For agents aiming to break through their first RM200,000, his counsel is simple and direct: set a clear target, define a powerful "big why," and then just do it. He believes that success is not a mystery but a result of having a clear purpose and the discipline to take consistent action, regardless of the challenge.
